Being 'safe' means there is little risk of injury or death to humans, or risk of damage to property. This applies to when the tenancy begins and throughout the life of the tenancy.
There are No statutory requirements to have annual safety checks on Electrical installation and appliances. The Institution of Electrical Engineers (IEE) recommends a formal periodic inspection and test every ten years and at change of tenancy. Many Insurance Companies also require regular checks on let property.

Many Landlords make use of a package service we offer, This includes an annual Visual Inspection and Periodic Inspection at change of tenancy, with running repairs as and when they arise. This keeps costs low with no up front fees, only being invoiced for what you actually use. Landlords on this scheme get our guaranteed 24Hr call out service to their registered properties, very handy when you have a tenant on the phone wanting their electricity back on at two in the morning.
The inspections and any other work are fully documented and provide you with a record of the maintenance and condition of your installation should you ever need it.
If you have Gas Appliances in your properties we can arrange through our CORGI registered partner to complete your annual Gas safety check at the same time, this saves time and money needing only one visit and getting one Invoice.
Some Landlords, especially those with a larger number of properties prefer their tenants to deal with us directly. Once the tenants details have been registered with us, we send them our contact details. This can save both the Landlord and tenant valuable time, while abuse of the system is prevented by predetermined limits on both spend and type of work.
